SUPERINTENDANT

JOB SUMMARY

Reporting to the Director of Facilities, the Superintendent will be responsible for common area apartment repairs in the scope of plumbing, electrical, and carpentry. The Superintendent will handle all aspects of the prope1ty's maintenance, interior and exterior building inspections, and preventive maintenance.

Incumbents in this job may have access to proprietary consumer or company information and must maintain the privacy and confidentiality of this information.  All employees must perform their jobs with a focus on risk management, occupational safety and health, and providing internal and external customer service. Employees working in a supervisory capacity must practice effective human resources practices to ensure a healthy working environment.

 

KEY JOB DUTIES AND RESPONSIBILITIES

  • , coordinate and oversee all mechanical operations, maintenance procedures, energy management programs and projects for building;

  • Oversee and monitor all outside contractors performing electrical and mechanical installations or repair work. Monitor tags on fire extinguishers and any other fire safety equipment, and report any deficiencies to management;

  • Assist with all code compliance items, with the goal of maintaining consistent and complete compliance with all code requirements;

  • Provide building access to all Government agencies, accompany them on inspection, and report any issues or deficiencies immediately to management;

JOB DESCRIPTION

  • the preventative maintenance program and keep record of all the inspections/work done;

  • hallways, stairwells and lobby, sidewalk, and grounds on a daily basis;

  • apartment repairs as directed by the Facility Director or Property Manager;

  • garbage/recycling from trash/compactor room and prepare for pickup;

  • tenant vacant apartments;

  • adhere precisely to a strict routine maintenance schedule;

  • be able to interact professionally with staff, managers, and residents;

  • as assigned.

 

SUPERVISORY RESPONSIBILITIES

In the absence of the Facilities Director this position supervises housekeepers and maintenance personnel.

REQUIRED KNOWLEDGE, SKILLS, AND COMPETENCIES

  • have three (3) years of experience of managing a building;

  • have plumbing, electrical and carpentry experience;

  • have, or be able to acquire within 90 days, FDNY S12 license;

  • Union rules;

  • HPD violations and preparation for yearly REAC inspections;

  • least four housekeepers, and maintenance staff;

  • Must Have a valid Driver's License;

  • School or GED Equivalent;

  • computers and internet required;

  • problem solving skills required;

  • Multiple priorities, work independently, accurately and meet deadlines;

  • be able to lift 50lbs;

  • Must have own tools;

  • Must display strong interpersonal and customer service skills.

 

SPECIAL REQUIREMENTS

Superintendent must be on-call and reachable 24 hours per day and on weekends.

 

WORK ENVIRONMENT

Employee will be stationed at one of the HHH buildings.
